Area Real Estate Update
An update on the real estate market in Rochester and
surrounding areas provided by Brian Mount of Magellan
Realty

Dear <<Name>>,
Well, the brief burst of activity in the local market has
come and gone with the ending of the First Time
Homebuyer Tax Credit. We saw a significant
increase in the sales of homes in the $150,000
and under price range in the past few months but
now we're once again faced with an excess of
inventory. The Rochester market continues to
fare a bit better than most, however, as we
don't see the dramatic up- and down-swings that
are evident in other parts of the country.
Housing prices for homes $135,000 and under remain
relatively stable though it's still a buyer's
market overall. The market for homes priced
above $135,000 remains relatively soft with
houses at $250,000 and above struggling for
buyers.
Timing a market, however, is not to your advantage if you
have a home to sell. Current sellers have to
price their homes very aggressively but they
reap the benefits of a buying in a scenario that
is definitely a buyer's market.
If you don't have a home to sell, however, no time is
better than the present in taking advantage of
the increasing # of houses on the market and
softening prices.

How Much of a Home Can I Afford?
I've had a lot of clients approach me to ask for
information on how much of a loan they might be
able to afford. With interest rates at historic
lows (and how long have we been saying that),
here's a
handy mortgage chart prepared by my friend
Sharlene Nally to answer just that question.
Locate a
prevailing local interest rate, find a
monthly payment you're comfortable with, and
then locate the $ amount of the mortgage you can
afford.
Interest rates and terms will vary depending upon your
unique credit and financial situation so contact
a lender for details. For more information, I
suggest you contact one of the mortgage brokers

Remodeling: Where to Invest your $
My wife and I have been remodeling our own home
for the past few years. Some decisions were
made solely based upon our living preferences
and irrespective of cost. Others were carefully
planned to recoup the maximum amount of our
investment.
But what remodeling scenarios will earn you the
largest payoff as a homeowner? Here's a handy
bit of information from the good people at
Forbes magazine with averages for our region
for such popular remodeling projects as
kitchens, baths, siding and more. Average costs
for mid- and high-end projects are presented
along with the % of investment recouped -
more.
The best investment according to Forbes? A mid-range
bathroom remodel. With an average cost of a bit
over $10,000, you can recoup 104% of your
investment when it comes time to sell.

practicing quite as long. He's more interested

Making the
Most of Your Home Sale: Staging Hints
Although the average square footage of a new house
is still double what it was in 1960, in the last
year, it decreased slightly to 2,215 square feet
from a high of 2,277 square feet in 2008, according
to data from the U.S. Census Bureau. With a smaller
home, sellers have to work doubly hard to show the
house to it's fullest benefit.
Most people appreciate only what they can see. As a
seller, you have to make sure you're showing them
what you've got. That means making sure each room
is easily identified. So get rid of that desk and
computer in the dining room. Make sure buyers can
see it's a dining room.
Remove rugs to show off hardwood floors and take
personal pictures off the walls. The less the eye
has to distract it, the bigger a room feels. People
buy what they see. If they can't see the floors or
the walls, they won't buy the house.
And regardless of the size of your house, clear the
counters in the kitchen. You do not want all the
small appliances sitting on the counter. It will
start looking very cluttered very fast. And take
all of the pictures and magnets off of the
refrigerator!
Are your closets overstuffed? If you've been
putting off donating items, before you list your
house is the best time to do it. Closets where
buyers can see the floor and clothes hung
comfortably from rods show much larger. And if you
want to hang onto that stuff rather than donate it,
then take your out-of-season clothes and store
them. Even if they're in a bin in the garage, under
the bed, or stacked neatly in the basement, it's
better than an overstuffed closet.
Empty houses can present their own unique
challenges. Sometimes a buyer can't visualize them
various purposes a room can be put to. That extra
nook or cranny in between bedrooms on a second
floor, for example, can be an excellent space for a
child's play area or a computer work station. But
buyers can't visualize the space properly unless
there's a desk and chair in place or a storage bin
for child's toys. So consider staging the area to
show it to its maximum benefit.
